The Why:

Broker Steve Hamro III and his brother Chance, who serves as Director of External Relations & Strategy, come from a family dedicated to the service of their country. Their grandfather and two great uncles served in WWII, their uncle John served in the Navy during Vietnam, and their mother served in the Air Force for four years in the 1970s.

While serving on the Buchanan County, Virginia, school board, Steve worked tirelessly to pass budgets that included the largest raises for support personnel in the history of the county and of Southwestern Virginia. He served as Chairman of the Board at age 23 and chaired the Budget, Finance, and Salary committees during his tenure. His passion for, and appreciation of, those who work tirelessly to support their families is evident by the creation of The Heroes Program.

Eligibilty
Rebates are only paid to buyers and sellers who have agreed to be exclusively represented by Hamro & Associates LLC and who close on real estate purchased or sold with us. We cannot help you buy a property another broker/agent has previously shown you. This offer excludes commercial transactions.
Amounts

This offer assumes, and is only valid for, transactions that we receive at least a 2.5% commission from the seller (when representing a buyer), the listing commission is 6% when representing a seller, and the purchase/sale price is $100,000+. We will confirm the amount of your rebate when the HUD-1 Closing Statement has been prepared.
How You Receive Your Rebate

The rebate will be paid, or credited, to the party or parties named as the “buyer(s),” “borrower(s),” or “seller(s)” on the HUD-1 Closing Statement. Rebates cannot be used to reduce the purchase price unless approved by the lender. Rebates cannot be used as part of the down payment or to meet reserve requirements of your loan.
Necessary Approvals

All rebates are subject to lender’s and seller’s approval, and restrictions may apply for VA or FHA loans. Certain types of properties and transactions may also be excluded from our rebate program.

A Frequently-Discussed Topic

Many large “big box” real estate companies, and some real estate agents, aren’t very happy when brokers offer rebate programs. You are going to hear some of them say, “you get what you pay for,” “I am a professional and I am not going to discount my services,” and “if they have to give rebates, they must not do a lot of business.”

Well, we don’t worry about these charitably-challenged people. We have represented clients from all walks of life, from all over the planet, with varying budgets, and have had 100% satisfaction. Our Broker has closed tens of millions in real estate sales over the last five years. He has determined market value on over 3,500 properties in Collier County (has run a real estate investment company), owned “big-box” real estate offices, did consulting work on one of the largest agricultural bankruptcy liquidations in the United States, is a former banker, and has two degrees (BS | MBA) in Business Administration.

We have done, and always will do, as much business as we want to. We have done well and we have helped many people achieve their dream of home-ownership. We believe in offering special programs for a number of reasons, three of which are outlined above. We also think that donating to charity is a pretty cool thing to do and won’t apologize for using our commission income to donate to causes that are dear to both you and us.

FAQ

May an agent offer a rebate?
Yes, provided that the agent makes the appropriate disclosures. Although Section 475.25(1) (h), Florida Statutes, generally provides that a licensee may not share real estate compensation with an unlicensed person, Rule 61J2-10.028(2), Florida Administrative Code, creates an exception: “The sharing of brokerage compensation by a licensee with a party to the real estate transaction with full disclosure to all interested parties is not considered a violation of Chapter 475, Part I, Florida Statutes.” Please note that “all interested parties” should conservatively include any person or entity involved in the deal. For example, the buyer’s lender would need to know about this rebate, as it could impact the lender’s loan calculations.
